Selling your home for a fixed fee: how Simvix Inmo works
With a percentage commission, the more your home is worth, the more you pay for the same work. Simvix Inmo charges a fixed fee by price band, and only if the property sells.
Product & communication
When people decide to sell their home, one of the first surprises is the agency fee. The usual model is a percentage of the sale price, so the bill rises with the value of the property even though the agent's work is much the same. Simvix Inmo, the Simvix group's estate agency, does the maths differently: a fixed fee you know before anything starts.
What you pay and when
The fee depends on the band the sale price falls into: €3,000 up to €200,000, €3,900 up to €350,000, €4,900 up to €500,000, €5,900 up to €750,000 and €6,900 up to €1,000,000, always plus VAT. It is only charged if the property sells. An example makes it clear: a home sold for €250,000 pays €3,900 + VAT, where a traditional 4% would come to €10,000. Knowing the figure from day one also makes it easier to work out what you will actually take home from the sale.
What the service includes
A fixed fee does not mean a cut-down service. The process opens with an indicative online valuation and a visit from an agent, moves on to professional photos and copy, and then to publication on the main property portals. After that come viewings, negotiation with buyers and support all the way to signing at the notary. Sellers also get their own area to follow how the sale is going.
One point is worth spelling out: the online valuation helps set a sensible asking price, but it does not replace an official valuation for mortgage purposes.
Where it operates and what powers it
Simvix Inmo has local agents in eight provinces of central Spain: Madrid, Toledo, Guadalajara, Ávila, Segovia, Albacete, Ciudad Real and Cuenca, covering 1,555 municipalities in total. The network grows through local franchises. Behind the scenes, the public storefront runs on the real-estate vertical of Simvix DevPulse, so lead capture, valuations, portal publishing and the seller area share the same database the team works with.
